I’m Mike Erskine, Director of Lettings at Cox & Co. I have worked with the company for 12 years,
building extensive experience across Scotland’s private rented sector and developing a thorough
understanding of what landlords and tenants need from a professional lettings service.
12 years at Cox & Co.
I have worked my way up to Director of Lettings through hands-on experience, alongside continued
personal and professional development.
Over the years, I have gained experience across many aspects of lettings and property management
in Scotland. This allows me to provide informed advice to landlords, support tenants and help my team deliver a consistently high standard of service.
One of my favourite things about my role is the variety. No two days are the same, and I enjoy working with a wide range of people, including colleagues, clients, tenants and contractors. Helping people find a home is another particularly rewarding part of the job.
More than property management.
My team provides a professional and experienced property management service for landlords and tenants. However, our role goes beyond simply meeting regulatory requirements.

Getting the balance right.
A common misconception about lettings is that the managing agent is solely focused on the landlord’s experience.
In reality, a successful tenancy relies on balancing the needs of both landlords and tenants. My team acts as a professional intermediary, listening to both parties and providing clear, practical support.
By considering both perspectives, we can build stronger relationships, resolve issues more effectively and help tenancies run smoothly. Ultimately, this benefits the landlord, the tenant and the long-term performance of the property.
Thinking long term.
The most valuable advice I give landlords is to view lettings as a long-term investment.
Property investment is not a quick fix. A rental property needs to be managed, maintained and nurtured over time. Reinvesting in it where appropriate can help preserve its quality, keep it attractive to tenants and support its potential for capital growth.
Taking a long-term approach can also create further opportunities. Having an experienced lettings and property management team alongside you can make it easier to make informed decisions and get the best from your investment.

Outside work, I enjoy spending time with my family, golfing, fishing, camping and snorkelling – ideally followed by a refreshment on the beach.
I also help to organise events for a local charity, raising funds to support the valuable services it provides. I enjoy Scottish poetry and song, particularly the work of Robert Burns, and I love to sing.
